June 2026 closed out with 89 properties sold and 345 pending sales across the Smoky Mountain real estate market, with active inventory dropping slightly to 1,098 listings.

  • Average sold price: $791,341
  • Average list price: $822,351
  • Average price/sqft: $356.87
  • Average list price/sqft: $370.85
  • Absorption rate: 10.81 months

Supply & Demand Trends

Active real estate listings remain high, keeping supply up in the real estate market and no shortage of choices for investors.

Short-term rental demand is also increasing month after month, with the number of sold properties the highest of the year so far.

Size and location are two of the most important factors in Smoky Mountain real estate for STR investors. Small and mid-size cabins remain competitive across Gatlinburg, Pigeon Forge, and Sevierville. Pigeon Forge properties feature the lowest pricing for most cabin sizes, while Sevierville properties lead in pricing for 5 and 6-bedroom cabins.

Short-term rental performance saw an increase in both cash flow and ROI from last month. Here’s a breakdown of key metrics for June 2026:

  • Average daily rate: $340.00
  • Booking lead time: 37.5 days
  • Average monthly revenue: $6,820.00
  • Average purchase price: $791,341
  • Average sold price/sqft: $356.87
  • Average days on market: 120.2
  • Absorption rate: 10.81 months

Occupancy rates also increased significantly across all cabin sizes due to the onset of peak travel and tourism season in the Smokies.

Cabin Performance by Size

Bigger cabins continued to generate strong gross income in June 2026:

  • 1 Bed: $3,600.98
  • 2 Bed: $4,872.90
  • 3 Bed: $6,840.30
  • 4 Bed: $9,985.88
  • 5 Bed: $13,431.45
  • 6+ Bed: $25,308.00

ADRs ranged from $181 for 1-bedroom properties to $1,110 for 6+ bedroom cabins, highlighting STR’s revenue potential in the Smokies. Even with higher acquisition and operating costs, large cabins are performing well, and often better than smaller units.

Quick Q2 Overview: Renewed Momentum

The second quarter of 2026 brought demand back into focus, with performance varying based on property type, size, and location. STR performance did see a sharp rebound in Q2 as summer demand strengthened.

A notable change: Average occupancy and gross income increased from Q1, but nightly rates averaged down 24.4%, showing that higher occupancy, not higher pricing, drove the revenue recovery.

Here is a breakdown of key Q2 insights:

  • 72.1% of cabins sold were 1-3 bedrooms
  • 66.1% of cabins sold were in Sevierville
  • The sold-to-list ratio averaged 95.9%

Overall, Q2 showed stronger seasonal activity and improving transaction volume, but elevated inventory and uneven pricing continued to make value, positioning, and property quality important factors for both buyers and sellers.
